Buying A Home - How Much Should I Offer?



Remember that when propertys go up for sale, they are often priced quite a bit more than the seller is prepared to accept, this is so when you make an offer lower, they can still negotieate, and make you seem like your getting a good deal, but they are still receiving there maxium price.

As an oppening offer, start around 5-10% lower than the asking price, then prepare for the negotationg phase that’s to follow. Things to remember when negotiating:

The time of year
Most people move duing the warmer seasons, spring and summer, therefore house prices are generalyslightly higher during these times.

Is the seller looking for a quick sale?
Have you been told, or can you sense that the seller is looking for a quick sale? If so they will be willing do drop that little bit lower than the asking price.

How long has the house been on the market?
If it has been on the market an extra ordnary about of time, the seller will almost definitly accept a lower price.

How many other people are instrested?
Are there any other people intrested in the proeprty? If so, and you really do want this property then it will be a good idea to offer the asking price. If you are the only party intrested, then you are in a very strong position to make further negotations on the price.

Your current situtation will also affect your negotation tatics:

Are you part of a chain sale?
If not you are more attractive to the seller than someone who is.
